Imperial Blue was founded in 2012 by brothers Tom & James Harries to help fill the funding gap left by high street banks who had stopped lending to real estate developers following the Crash. It is now a leading Principal Lender of development finance providing loans of £1-10 million to developers across England.

We offer simple, flexible loans from £500,000 to £10 million for experienced real estate developers with a focus on residential, build to rent, student and co-living.
To date we have completed over £370 million worth of funding and helped developers to build hundreds of units.
With a combined team experience of over 100 years in commercial finance we understand property development, we understand the nuances of every project and most importantly understand what developers require; delivery, speed, responsiveness, flexibility and patience.

Our senior (at fixed rates) is similarly priced to challenger banks but we gear higher against loan to GDV, and our mezz-equity product (again on a fixed rate) is highly unusual in the market
